Terms of Use

These Terms of Use ("Terms") govern your access to and use of the PropTerminal website, calculators, data tools, reports and AI features (together, the "Service"), operated by PropTerminal ("we", "us", "our").

By accessing or using the Service you agree to be bound by these Terms. If you do not agree, you must stop using the Service immediately. If you are using the Service on behalf of an organisation, you confirm that you have authority to bind that organisation to these Terms.

You must be at least 18 years of age and have the legal capacity to enter into a binding agreement in your jurisdiction to use the Service. By continuing you confirm that you meet these requirements.

You are responsible for ensuring that your use of the Service complies with all applicable laws and regulations in the territory in which you operate.

PropTerminal is an objective property modelling and data tool. Outputs — including yields, cashflow, returns, deal scores, benchmarks, valuations, tax estimates and AI-generated commentary — are estimates derived from the inputs you provide and third-party data.

Nothing on the Service constitutes a recommendation, offer, solicitation, arrangement or advice (financial, investment, tax, legal, mortgage, surveying or otherwise) to buy, sell, finance, refinance, hold, develop or restructure any property, loan or investment.

You should consult a qualified, regulated professional (such as an FCA-authorised financial adviser, a solicitor, a tax adviser and an RICS-qualified surveyor) before making any decision or transaction. PropTerminal is not regulated by the Financial Conduct Authority and does not arrange or advise on regulated mortgages or investments.

You may browse much of the Service as a guest. Certain features (saving deals, saved reports, credit balances, billing and dashboard tools) require a free or paid account.

You are responsible for keeping your account credentials and API/session tokens secure and for all activity under your account. You must not share, transfer or sell access to your account or credits.

The Service includes a free monthly allowance of analysis credits, purchasable credit packs, report unlocks and optional subscription plans. Pricing, allowances and features are displayed on the pricing pages and at the point of purchase.

Free monthly credits reset each calendar month and do not roll over. Purchased credits do not expire unless stated at the point of sale. One-time purchases (credit packs, report unlocks and bundles) are processed by Stripe and charged at the point of sale.

Subscription plans renew automatically until you cancel. Cancelling a subscription stops future renewals; you retain access to the paid features until the end of the current billing period. We may change pricing, allowances or plan features on reasonable notice; changes to pricing do not apply to a paid period you have already paid for.

Refunds for one-time digital purchases are at our discretion, except where your statutory consumer rights require otherwise. We use reasonable efforts to ensure billing accuracy; if you are charged in error, contact us and we will review the case.

Some features use AI models to produce commentary, summaries, deal reads and report narrative. AI output can be inaccurate, incomplete, out of date or biased, and may reflect assumptions in the inputs you provide.

AI-generated content is not advice and must not be relied on as a sole basis for any decision. You must independently review and verify any AI output before acting on it.

Market, demographic, planning, regulatory and comparable data is sourced from third parties (including government registries and commercial providers) and may be incomplete, delayed, approximate or subject to revision. Each data point is labelled with a trust level indicating whether it is verified, derived or estimated.

PropTerminal gives no warranty as to the accuracy, completeness, currency, reliability or fitness for purpose of any data shown. The Service is a research and modelling aid, not a substitute for a formal valuation, survey or data audit.

You are responsible for the accuracy of the inputs and assumptions you enter, and for verifying all inputs, assumptions, comparables, legal status and outputs before relying on any result.

You use the Service at your own risk and accept that investment in property carries risk, including the risk of loss of capital. Past performance and modelled returns are not a reliable indicator of future results.

You agree to use the Service lawfully and for your own analysis. You will not misuse the Service, reverse-engineer, decompile, scrape or systematically extract it, resell its outputs as proprietary research, or use it to enable illegal activity, fraud, money laundering or the breach of any third-party rights.

We may suspend or terminate access where we reasonably suspect misuse, breach of these Terms, or activity that risks the Service or other users.

The Service, its design, branding, software and compiled content are owned by or licensed to PropTerminal and are protected by intellectual property laws. You may not copy, redistribute or create derivative works from the Service except for your own internal, non-commercial use of the outputs you generate.

Third-party data remains the property of its respective sources and is used under licence or on open terms as published by those sources.

The Service is provided "as is" and "as available" without warranties of any kind, express or implied. To the fullest extent permitted by law, PropTerminal and its operators accept no liability for any loss, damage, cost or decision arising from your use of, or reliance on, the Service or its outputs.

Nothing in these Terms excludes or limits liability that cannot be excluded or limited under applicable law (for example, liability for death or personal injury caused by negligence, or for fraud).

You agree to indemnify and hold PropTerminal harmless from any claim, loss or damage arising from your breach of these Terms or your misuse of the Service, to the extent permitted by law.

You may stop using the Service and cancel your account or subscription at any time. We may suspend or terminate access, or discontinue features, at any time, with or without notice, where we reasonably consider it necessary (including for security, legal compliance or non-use).

Provisions that by their nature should survive (including ownership, disclaimers, limitation of liability and governing law) remain in effect after termination.

We may update these Terms from time to time. Material changes will be reflected in the "Last updated" date above. Continued use of the Service after a change constitutes acceptance of the updated Terms.

These Terms and any dispute arising from your use of the Service are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction, except where mandatory local consumer law gives you a right to bring proceedings in your local courts.
